Pleasure, Purpose, and Pride are at the forefront of intention when Chicago developer Condor Partners are working on their projects.
“At Condor, we imbue our projects with passion and foster our tenants to engage in the pleasures of our built environment in their daily life. Art, culture, craft food and drink, these are all things that help to define Pilsen and we have worked to infuse these things in our office project.” Says Sol Barket of Condor Partners.
Mural Park is an ongoing project consisting of 200,000 sf of creative office and commercial redevelopment. The lobby, featured on Crain’s Best New Event Spaces of 2019 , will craftily merge public lobby work space with a local coffee bar. The site’s outdoor plaza is planned to include programmed movie nights, public art, food trucks and farmer’s markets. The Paseo, which will pass right alongside the project will provide great recreational opportunities to the community.
Condor is proud to be dedicated to positive impact in Chicago neighborhoods. “We are committed to attract the best companies to office at Mural Park who will be strong stakeholders in the Pilsen community. Hispanic and Latino owned and influenced companies, not-for-profits and cultural creatives are our focus. Through attracting local jobs, we will assist in enhancing the lives of those in the community by building on the hard work residents are already doing.” says Michael McLean of Condor. Condor, Transwestern and ESDC launched the Pilsen First Initiative at the dawn of this project, which prioritizes hiring local service firms and contractors for the needs of the project.
“The work Condor is doing by working with the community in Pilsen to create a responsible project proves that our communities do not have to be embattled with the City’s developers but can work together to create something unique.” Says Alex Esparza, Executive Director/CEO of Economic Strategies Development Corporation (ESDC). ESDC is leasing 7,000 sf for its new head quarters which will include a coworking space, business incubator and vocational classroom.
The principles of Condor express a sense of purpose to help be part of a solution to Chicago’s struggles. “We listen, talk, and debate ideas with our communities and develop real estate with the character, concerns and strengths at the forefront of our developments.” Says Rebecca Hawkinson of Condor.
Mural Park is an adaptive reuse of two, 200,000 sf heavy timber buildings in the heart of Pilsen Chicago. The project has just received its Certificate of Occupancy for the first 100,000 sf building and the first tenant shall occupy their space on June 24th. This phase is 37% leased with six tenants. Construction on Phase two is planned to commence by the end of 2019. Integrated Construction is the general contractor.
